    This analysis is based on the month of March, 2019. There are actually 139 single family homes under 1M for sale in Davie, Florida. It went up 10.3% compared to last month (2/19). We also had an increase of 20.9% compared to same month one year ago. There were 72 new listings ion the market.

    In sales, there were 44 homes sold, that means it went up 25.7% compared to last month and up 2.3% compared to last year.

    Regarding homes placed under contract, there were 49 houses, which means it went up 8.9% compared to last month, and down 2% compared to last year.

    The average days on the market was 64.

    Up 10.3% compared to last month and Up 14.3% compared to last year.

    March 2019 is a Neutral Market, we have 3-6 month of inventory based on closed sales. Months of inventory based on closed sales were 3.2 Down 11.1% compared to last month and up 18.7% compared to last year.

    Average sold price per square footage in March was $207, it went up 1% compared to last month and 0% compared to last year.

    In Broward County, for single family homes, closed sales went up 1.3% compared to last year. The median sale price was $365k, the median days to contract was 55 and we have 14.6% months of supply of inventory compared to last year.
